Major Web Projects
Launched
The SDRA practice is now firmly on board with Infrastructure Development
Corp. Since the move we have completed several significant projects including
marketing efforts for the CB Richard
Ellis Whittier Partners sale of the Konover retail portfolio (www.konoversale.com),
a customized marketing site for the sale of a prime 450+/- acre development
site on the Kona Coast of Hawaii listed by Kennedy
Wilson International and are re-launching an improved disposition
site for FleetBoston Financial
(www.fleetproperty.com).
We are presently under development on a project for the sale of 24 commercial
assets located throughout Connecticut. Check back for details!
Another California
Move
As of October 1st, 2001, Steve will be moving the web based marketing
practice innovated by SDRA once again. With the significant slowing of
"dot coms", the parent company of eProperty has elected to significantly
roll back operations. Steve will be moving the practice to Infrastructure
Development Corp., a San Diego based consulting firm that had
built much of eProperty's core technology. Watch this space for updates.
SDRA Moving to
California
Effective March 17, 2000, SDRA will be wrapping up operations in Portland,
Maine. SDRA President Steve Ritzi has merged the SDRA practice with eProperty
of Beverly Hills, California. This move will allow expansion of the practice
and web based marketing services business model we've innovated over the
last several years.
Centura Bank Disposition
SDRA has been retained to construct a marketing web site for
the disposition of 23 branch banks held by Centura Bank of Charlotte,
North Carolina. This project, coordinated by John Murphy of CB
Richard Ellis Charlotte, NC office, will build on the experience
gained in the Washington Mutual project. Check back soon for the
web address of this site. National Real Estate Investor Interview
SDRA President Steve Ritzi was recently interviewed by the managing editor
of National Real Estate Investor. The interview focused on SDRA's
role in the ground breaking Washington Mutual disposition sale.

Maine Real Estate & Development Association
SDRA worked closely with MEREDA staff to construct a content rich member web site.
This online presence for MEREDA features the latest association news, membership
directories as well as archives of all presentations delivered at the Association's many
conferences and breakfast seminars. The site is located at: www.mereda.org
Washington Mutual Disposition
Steven D. Ritzi Associates was recently retained by CB Richard Ellis of San Francisco to
provide marketing services for the sale of 150 branch banks throughout California.
SDRA coordinated newspaper advertising in 15 publications, produced a 50 page full color
catalog and constructed a web site, www.wmcbre.com,
that allowed prospective purchasers to receive property information online. The
project was the largest of its type in US and marked the first use of the Internet for
disposition real estate sales. Washington Mutual was so pleased with the success of
the project that they have ordered an enhanced web site to assist in the marketing of
surplus properties throughout the western United States. The enhanced site, www.wmproperty.com, is presently under
construction.
Baker-Hamilton
SDRA constructed a free standing web site for the developers of the Baker-Hamilton
building located in the Media Gulch district of San Francisco. The site, which
serves as an on-line marketing brochure, allows prospective tenants to preview much of the
buildings available information from any Internet connected computer. Included in
the site are floor plans, profiles of the development team, regional maps and a number of
computer enhanced photographs. The site can be found at www.bakerhamilton.com
1741 Technology Drive
Retained by Los Angeles based developer Speiker Properties, SDRA built a full featured
Internet web site profiling one of the newest high technology office buildings in San
Jose, California. The site includes property photographs, stacking charts, community
news area, floor plans and a broker only discussion area where messages can be shared
among the projects marketing staff. The 1741 Technology Drive web site can be found

The Pineland Center
Steven D. Ritzi Associates was been retained by QUESTOR, Inc. of Portland, Maine, to
prepare marketing materials for the Pineland Center, a 220+/- acre Frederick Law Olmsted
designed campus with 27 buildings located in New Gloucester, Maine. The State owned
facility was declared surplus in 1996 and is now available for redevelopment.
In response to QUESTORs needs, a marketing plan was prepared for the property.
Following review of the plan with QUESTORs staff, Steven D. Ritzi Associates
produced a web site (www.questorco.com)
using supplied templates, describing the property , surrounding communities as well as
services available in the region.
In addition to the web site, a companion Microsoft PowerPoint
presentation was created for use in meetings with prospective purchasers, developers and
tenants. The "electronic flip chart" runs on a notebook computer combining text,
photographs and animation for maximum impact during presentations. SDRA coordinated all
photography, background research, creation of custom graphic elements and copy writing for
both projects.
Reducing Risk Factors in Commercial Real Estate
Over 85 real estate licensees from across New England attended one of four seminar
sessions presented by Steve entitled "Reducing Risk Factors in Commercial Real
Estate". The course, which explores the unique risks inherent in the practice of
commercial real estate brokerage, was developed by Steven D. Ritzi Associates in
conjunction with the University of Southern Maines Center for Real Estate Education.
Retail Property Due Diligence
Steven D. Ritzi Associates was retained as a sub-contractor by Questor, Inc. of Portland,
Maine to perform on-site market research for several retail strip centers in the mid-west
and southern United States. The projects required on-site inspection of the subject
properties and competing complexes as well as the gathering of market data from a variety
of sources.
Other recent sub-contract projects include on-site inspections in Northern California, The
San Francisco Bay Area, Arizona and New York.
